As resin flooring contractors Ashton operators call on regularly, we split our time between two very different sorts of building. Ashton Moss sits on the flat ground beside Junction 23 of the M60, carrying a dense mix of logistics, light manufacturing and innovation floorspace.
Behind the retail, market and leisure quarter sits the other half: goods-in areas, service corridors, plant rooms, kitchens and cage routes. Loads there are modest, but traffic is constant, cleaning is aggressive and nobody ever gets a full shutdown to fix anything.
The Moss stock is comparatively modern, so pressure comes from intensity of use rather than substrate age. That is the opposite of most towns in the eastern boroughs, and it changes what the specification has to answer.

A retail service corridor takes a roll cage every few minutes, all day, then gets washed with something aggressive. Loads are modest and the area is small, but nothing else in the building wears at that rate, and it is always the last floor anyone plans for.
Constant cage and trolley movement erodes surfaces and edges far faster than occasional heavy loads do.
Aggressive daily cleaning regimes attack a system as surely as traffic, and both belong in the specification.
Escape routes and shared service corridors need EN 13501-1 classification with the fl suffix stated, not assumed.
Almost nothing here closes properly. A store trades, a leisure unit has an evening, a distribution building runs shifts, so access windows are short and the programme is agreed before the system is chosen.
Rapid-cure chemistries allow overnight completion where an area has to trade the next morning, and we are precise about what fast cure does not change. Preparation cannot be compressed, and any contractor saying otherwise is storing up a failure.
Preparation runs under H-class extraction with areas screened, because a shared service corridor connects to spaces that stay open while we work.

FeRFA classifies resin flooring into eight types by build-up and thickness, and BS 8204-6 governs which one a floor actually needs, with EN 13813 for the screed. Polyaspartic and MMA sit outside that classification because they describe the resin chemistry rather than the build-up, and in Ashton they are chosen for overnight return to service.
FeRFA Type 1. Two or more coats up to 150 microns, binding a dusting substrate and giving a cleanable surface. From £8 per square metre.
FeRFA Type 2. Dual component to 300 microns, solvent free, in gloss, matt or silk. Chemical resistance with a decorative finish.
FeRFA Type 3. Up to 1000 microns over prepared concrete and the system specified on most industrial jobs. Takes colour well for demarcation.
FeRFA Type 4. Multi-coat build at 1 to 3mm with aggregate broadcast between coats, for impact and constant wear.
FeRFA Type 5. Flow-applied at 2 to 3mm for a seamless finish where hygiene and cleaning matter more than impact resistance.
FeRFA Type 7. Three part filled system at 4 to 6mm thickness, giving a self-smoothing finish for heavy and very heavy duty areas.
FeRFA Types 7 and 8. Trowel-applied at 6 to 9mm to take thermal shock, steam cleaning and constant heavy forklift traffic.
Cures at temperatures down to −5°C and is ready in around two hours. Installed overnight or at a weekend it can remove the need to shutdown entirely.
Cures in hours, but the odour can taint food, fabrics and stock and the area must be cleared and ventilated. Better suited to new build and refurbishment projects.
Rates run from £8 per square metre for a floor seal to £45 for MMA, inclusive of preparation, labour and materials. Where an area has to trade the next morning, the faster system is often the cheaper project once lost trading is counted.

Inclusive of preparation, labour and materials. Rates assume a sound, accessible substrate and are indicative until the floor has been surveyed. Polyaspartic and MMA sit outside the FeRFA type classification because they describe the resin chemistry rather than the build-up.
A three day shutdown at a plant turning over £2,000 an hour is £120,000 of lost output. On most sites that is several times the price of the floor.
Five contractors quoted one timber processing plant. All five proposed the same system and a three to four day closure. None of them costed the closure.
We proposed a faster-curing system installed across a weekend. A higher rate per square metre, and no shutdown at all. On the client’s own figures the avoided losses exceeded the price of the floor.

We are Cheshire based, so a survey usually happens within days and there is no mobilisation charge for attending.
Because intensity beats weight. A cage route takes traffic every few minutes all day and is then cleaned aggressively, while a warehouse floor sees heavier but far less frequent loading. Narrow routes also concentrate every wheel into the same line, which is why edges and arrises go first.
Often, yes, using rapid-cure chemistry. What fast cure does not change is preparation: that still has to be done properly, and it cannot be compressed. Anyone offering to shorten it is setting the floor up to fail, so we plan the window around preparation rather than around the cure time.
On protected routes it does. Escape routes and shared service corridors in retail, leisure and mixed-use buildings need flooring classified to EN 13501-1 with the fl suffix, and we state the classification rather than describing a system as fire-rated. It is routinely overlooked in favour of durability alone.
A measured value rather than a claim. BS 7976 pendulum testing in the wet state is what anchors the specification for market floors, kitchens, washdown zones and goods-in doorways, because those areas are almost never dry when people are walking on them.
