The mechanism is unglamorous. Grit gets ground into the surface by traffic and abrades it. A small area of damage lets contamination reach the substrate. Erosion in the turning circles thins the coating until the concrete is exposed, and once that happens the repair is structural rather than cosmetic.
None of that is dramatic enough to prompt a phone call, which is exactly why floors get to the point of replacement without anyone deciding to let them.

Resin floors are hard-wearing but they are not indestructible, and the fastest way to shorten one is an aggressive cleaning regime applied with good intentions. Every floor we install is handed over with an aftercare guide setting out what to use and what to keep away from it.
Sweep or vacuum before wet cleaning. Mopping over grit grinds it into the surface and abrades the finish faster than the traffic does.
Warm water and a mild pH-neutral detergent. Acidic, solvent-based and abrasive cleaners attack the resin and dull or soften the surface over time.
The surface is sealed and non-porous, so oil and chemicals wipe off if they are caught. Left standing, aggressive substances get time to work.
Caught in time, the wear layer is abraded and a fresh topcoat goes on. The build-up underneath is untouched, the area is back in service quickly and the cost is a fraction of a new floor.
Where wear is general rather than local and the substrate is still sound, the floor is prepared back and resurfaced. More than a recoat, considerably less than starting again.
Only where the concrete itself has failed or the original specification was wrong for the duty. Repairing that buys a year, which is why we say so rather than quoting for it.

Yes. We will inspect and report on any resin floor, whoever laid it. If the original installation is failing rather than simply worn, we will say so, because maintaining a floor with a bond problem underneath it does not fix anything.
Usually. Inspections take an hour or two and cause no disruption. Cleaning and recoating are done zone by zone, in the evening or at a weekend, with fast-curing products where an area has to be back in service the same day.
