As resin flooring contractors Birmingham operators call on regularly, we work at two entirely different grains. The city sits where the M6, M5, M42 and M40 meet, and alongside big-format distribution on the outer corridors it holds thousands of small workshop, food production and back-of-house floors packed into inner-city fabric.
In the sheds the questions are familiar: abrasion, joint protection, point loads and demarcation. In the inner core they are not. A goods lift, a loading door width or a night shift decides the method before load or chemistry gets a look in.
So access and continuity of trading are what actually shape a Birmingham specification. Much of this stock is occupied, adjoined and running around the clock, and the floor has to be installed without stopping any of that.

In an inner-city unit the technical answer is only half the question. If plant and materials cannot reach the floor, or the neighbours cannot tolerate the dust, or the room has to open at seven, the best system on paper is the wrong one.
Lift capacity, door widths, stairs and yard access decide which preparation and system are usable.
Grinding inside occupied and adjoined premises means H-class extraction and screening as standard.
Overnight and weekend windows are the normal condition, so return to service is agreed first.
Most Birmingham buildings cannot be handed over empty. A production unit runs, a kitchen has a service, a stockroom feeds a shop floor, and in the Jewellery Quarter and Digbeth the unit next door is somebody else’s business.
So work is taken overnight, at weekends or zone by zone, with rapid-cure polyaspartic and MMA used where the window is genuinely short. We explain those through realistic return-to-service windows rather than promised timescales, because a slipped promise in a city-centre building costs far more than the floor.
Preparation runs under H-class extraction with areas screened. Respirable crystalline silica is limited under EH40 to 0.1 mg per cubic metre over eight hours, and that matters acutely when the grinding is happening inside an occupied building.
Seamless surfaces, coved skirtings and correct falls, with polyurethane where steam cleaning is routine.
BS 7976 pendulum values in kitchens, goods-in areas and entrances where weather ingress is constant.
Demarcation and crossings are harder to satisfy in inner-city units than in wide-aisle sheds.
The EH40 limit of 0.1 mg per cubic metre over eight hours governs grinding beside live neighbours.
FeRFA classifies resin flooring into eight types by build-up and thickness, and BS 8204-6 governs which one a floor actually needs, with EN 13813 for the screed. Polyaspartic and MMA sit outside that classification because they describe the resin chemistry rather than the build-up, and in Birmingham they are frequently chosen for return to service rather than for performance.
FeRFA Type 1. Two or more coats up to 150 microns, binding a dusting substrate and giving a cleanable surface. From £8 per square metre.
FeRFA Type 2. Dual component to 300 microns, solvent free, in gloss, matt or silk. Chemical resistance with a decorative finish.
FeRFA Type 3. Up to 1000 microns over prepared concrete and the system specified on most industrial jobs. Takes colour well for demarcation.
FeRFA Type 4. Multi-coat build at 1 to 3mm with aggregate broadcast between coats, for impact and constant wear.
FeRFA Type 5. Flow-applied at 2 to 3mm for a seamless finish where hygiene and cleaning matter more than impact resistance.
FeRFA Type 7. Three part filled system at 4 to 6mm thickness, giving a self-smoothing finish for heavy and very heavy duty areas.
FeRFA Types 7 and 8. Trowel-applied at 6 to 9mm to take thermal shock, steam cleaning and constant heavy forklift traffic.
Cures at temperatures down to −5°C and is ready in around two hours. Installed overnight or at a weekend it can remove the need to shutdown entirely.
Cures in hours, but the odour can taint food, fabrics and stock and the area must be cleared and ventilated. Better suited to new build and refurbishment projects.
Rates run from £8 per square metre for a floor seal to £45 for MMA, inclusive of preparation, labour and materials. Where a unit can only close overnight, the faster system is often the cheaper project once lost trading is counted.

Inclusive of preparation, labour and materials. Rates assume a sound, accessible substrate and are indicative until the floor has been surveyed. Polyaspartic and MMA sit outside the FeRFA type classification because they describe the resin chemistry rather than the build-up.
A three day shutdown at a plant turning over £2,000 an hour is £120,000 of lost output. On most sites that is several times the price of the floor.
Five contractors quoted one timber processing plant. All five proposed the same system and a three to four day closure. None of them costed the closure.
We proposed a faster-curing system installed across a weekend. A higher rate per square metre, and no shutdown at all. On the client’s own figures the avoided losses exceeded the price of the floor.

We are Cheshire based rather than Birmingham based, so a survey usually happens within days and there is no mobilisation charge for attending.

Often, yes. Rapid-cure systems return a floor to use in a few hours, which makes an overnight window realistic. We will set out the return-to-service window and the compromises in odour and cost rather than promise a completion time that a live venue cannot afford to have slip.
It means testing before specifying. Older workshop and production floors here carry layers of patch repair, sealer and contamination, and adhesion depends on what is underneath rather than on what goes on top. We grind back mechanically and test before proposing anything.
