The arrises need rebuilding, and the joint needs detailing correctly rather than being coated across. Saw-cut joints in mid-century concrete lose their edges under years of forklift traffic, and covering that over is the fastest route back to the same problem.

Because rainwater and debris concentrate in exactly that zone as vehicles and trolleys come in. It is specified separately using BS 7976 pendulum values in the wet state rather than applying one finish across the whole unit, which would be over-specified everywhere else.
